Holiday home companies in Dubai: how to compare operators
Compare holiday home operators using their scope, fees, reporting and handover process. A practical checklist for Dubai property owners.

Start with the job you need done
Separate finding guests from running the property. Ask each operator who handles listing content, pricing, guest communication, cleaning, maintenance and owner reporting. Compare proposals for the same apartment and the same service scope. A company-wide description is not a property-specific operating plan.
Put the complete fee structure side by side
Ask for a sample owner statement showing booking revenue, channel charges, management fees, cleaning, maintenance and other deductions. Check which amount each percentage applies to and whether taxes are included. A lower headline management fee does not by itself identify the lower total cost.
Ask for evidence from comparable homes
Request examples with the building or area, apartment size, reporting period and available nights stated. Separate booked nights from owner blocks and maintenance closures. Results from a different property or season are useful context, not a promise for your home.
Agree on maintenance and communication
Identify who answers guests, how incidents are escalated, which repairs need your approval and who pays suppliers. Ask to see the owner report and understand when you receive it. Confirm how guest issues and refunds are documented.
Check the handover before signing
Document inventory, access devices, existing reservations, listing responsibilities, cancellation terms and the process for ending the agreement. Verify the operator and the approvals applicable to your property with the relevant authorities. Keep copies of the proposal and the signed scope.
Where Quasi-Homes fits
Quasi-Homes is the Dubai brand within the Quasi group. Ask the Dubai team for a proposal based on your building, apartment and intended use. This guide is published by the group and is not an independent ranking of competitors. Compare the written proposal using the same checklist above.
